Energy Performance Certificates


An Energy Performance Certificate (EPC) contains an assessment of the energy efficiency of a building and provides recommendations for the improvement of the energy performance of the building : the EPC will give the building an asset rating ranging from A to G with A being the most efficient.

The EPC should have been provided by an Energy Assessor who is a member of an accreditation scheme approved by the Secretary of State for that particular category of building.

Further information and guidance may be available from the Department for Communities and Local Government website at www.communities.gov.uk : please note in general EPC's have a life span of 10 years.

Important : Green Deal (disclosure) regulations 2012 : it is important that you carefully check through the terms of the EPC to see whether it discloses details of any works undertaken to the property as part of the Green Deal framework : if it does, further consideration will need to be given so as to ensure that you are aware of the implications of the Green Deal arrangement in relation to the property.

If the EPC is not up to date it is important to check that no works have been undertaken to the property as part of the Green Deal scheme since the preparation of the EPC.
